Raising the Roof while Putting up a Ceiling


Emeralde Gardens' last owner before us started a huge addition to the house. This addition is actually bigger than most of the other houses I've lived in previously.

Unfortunately, Jim, the former owner, had some health issues and wasn't able to finish a lot of the work. As a result, we ended up with a really good deal on the property, and a lot of work to do.

And I do mean a lot! You will be reading about rehabilitating the irrigation system, redoing wiring, hanging drywall and wall paper, finishing woodwork, ripping out carpets and installing laminate flooring and carpeting.

Old houses have character. This one not only has character, but is a character in our little drama - sometimes comedy, sometimes farce. One of the things we've discovered is that the house, and other life events, can change our priorities on a dime.

The 100 year old trees in the front yard can clog sewers at the most inopportune times - such as just before leaving on an emergency trip to Texas. Or we might be planning to install flooring when the irrigation system ruptures and we have to make repairs -- have you ever seen what happens when a 2 inch irrigation line with 120 pounds of water pressure can do when it ruptures?
